A practical, warm welcome starts with the right details in the right order.
Start with the arrival, not the rules
Your guest has just traveled. Put the address, check-in time, parking directions, and a way to reach you first. Send private door codes separately, close to arrival. A warm sentence at the beginning does more than a page of instructions.
Make the essentials easy to find
Use separate sections for Wi-Fi, appliances, house rules, rubbish and recycling, checkout, emergencies, and local tips. Keep paragraphs short. Label each section in the words your guests would use, such as “How to make coffee” rather than “Kitchen equipment operating procedures.”
A copy-and-paste structure
Welcome to [property name]. We’re glad you’re here. Check-in is from [time], and checkout is by [time]. You’ll find your Wi-Fi details [location]. Your parking space is [location]. For anything about the home, contact [host contact]. For an immediate emergency, call the verified local emergency number. Fill every placeholder before sharing.
Keep the guide alive
Read the questions your guests ask most often. Each repeated question is a clue: add the missing detail, move it higher, or make it clearer. Test your guide on a phone before the next arrival.
