How to write an Airbnb house manual that feels like hospitality
Clear instructions can still sound human. Here’s how to get the balance right.
Write for someone who has never been there
You know which switch turns on the garden lights. Your guests don’t. Walk through the home as if it were your first visit. Photograph the confusing parts and explain one task at a time.
Make rules kind and specific
“Quiet hours are 10 PM to 8 AM so our neighbors can rest” is clearer and warmer than a long warning about noise. Explain what matters, give the reason when useful, and remove rules that repeat the booking terms.
Separate public knowledge from private access
Your recommendations can be shared freely. A door code, guest identity, or private Wi-Fi password may need a different level of access. Avoid placing permanent entry credentials in a publicly accessible guide.
Test the checkout experience
Guests are often packing in a hurry. Keep checkout to a few essential actions, with a clear time and key-return instruction. Tell them what they do not need to clean when that helps reduce uncertainty.
